What am I up to this May?

sign_swing_vacancy_md_wht

The usual.  Cleaning, painting, organizing the install of the new carpet, calling my Dad to help fix the door, cleaning the oven, scrubbing the tub, washing windows, and so on.

We will never rent to a military person without a deposit again.  We were given to understand the military program we were participating in “had our back.”  Come to find out they can only suggest the gentleman make good and if they choose not to – it’s small claims court.

1 kicked in front door – $45 door frame, $20 trim, $20 new hardware

1 broken window they repaired with picture frame glass – $150

1 missing front door key – rekeying and replacing keys – $120

and 1 huge water bill for the last 30 days because they were mad at us for not renewing their lease – ick.

Angry but glad their gone.  Moving on.  I’m always surprised at the lack of responsibility out there.  I feel horrible if I cause damage to something in any capacity and feel a need to take ownership.  Well, I know I probably take responsibility for more than myself – it’s how I’m wired.  But I could never understand not “owning your stuff.”

On the positive, I think we have new tenants already lined out.  We posted the vacancy on Craigslist and not five minutes later got a call.  And thanks to hubby and Dad, it should be ready by the end of the week.  Big Kudos to Dad and I – we took the front door frame out and replaced the broken board – not an easy task.  Got it back in and rehung the door.  Deadbolt hits home now.

Gonna be a busy week!

Only good tenants from here on out...for both of us, please!
We're just now looking for our first - I think there have been five showings within two days so far!

Don't you hate labeling people... no more military.... but sometimes it's just a lesson learned. Bad thing for the other military that are good tenants.
